Case Study from HYDROPATH Asia
Retail portfolio cooling water treatment across 100+ units
Retail portfolio cooling water was scaling in every mall of a Hong Kong retail property group, with scale on condenser tubes, annual tube cleaning, continuous chemical dosing and bleed-off to keep conductivity in check. In 2013 HydroFLOW® units were piloted on the cooling water systems at the group’s flagship mall. The condenser tubes were deliberately left uncleaned beforehand so the effect could be measured honestly. The scale was gone within 12 months. The group then rolled the programme out across the portfolio, and more than 100 units are now installed. Proving it at one site first was what the group needed before committing.
The Challenges
- Retail portfolio cooling water was scaling at every site, hitting condenser performance
- Annual condenser tube cleaning was required at each mall
- Continuous chemical dosing was in use across the portfolio
- Bleed-off was needed to control conductivity, wasting water
- The group wanted proof at one site before committing across the portfolio
The Solution
- Units installed: more than 100 HydroFLOW® units across the portfolio
- Installation point: cooling water systems, starting at the flagship mall
- Installed: 2013 pilot, then rollout across the portfolio
- Trial: pilot on uncleaned condenser tubes, scale gone within 12 months
The pilot started in 2013 at the flagship mall, with the condenser tubes not cleaned beforehand so the result was unambiguous. The signal disrupts the conditions that bond scale to surfaces, so remaining scale was removed within 12 months and no new scale formed. On the strength of the pilot, the retail portfolio cooling water programme was extended across the estate.
