Boiler water treatment ROI at a Northview REIT building in Ontario
Boiler water treatment ROI had to be proven before Northview REIT would consider a wider rollout. At an 11-storey residential building in London, Ontario, visible scale had formed within three months on a relatively new Futura boiler serving roughly 180 rental units, and the system depended on Parafoss dosing. Two HydroFLOW® i60 units were installed on 2-inch copper pipes, one before the boiler pump inlet and one on the cold make-up line, for a pilot from 30 January to 23 July 2020. Final inspection found the heat-transfer surfaces clear with no new scale or tube corrosion, Parafoss was dropped, and the report calculated minimum annual savings of $11,639.16 and a two year payback.

Boiler water treatment ROI was calculated from the pilot’s own records. One unit treated the water entering the boiler pump and the other the cold make-up water. At the end of the pilot, photographic inspection checked the heat-transfer surfaces for deposits and the tubes for corrosion, and the report built its savings from three areas, including a calculated $7,500 a year from stopping chemical treatment.
